A Closer Look: ConXtech at The Depot

What was formerly known as the dairy truck servicing depot for Unified Grocers has now been reimagined as The Depot—a new ground-up three-story creative office fittingly named with a nod to its former life.

Positioned within the historic Jefferson Park neighborhood in Los Angeles, construction of The Depot created a unique situation. The challenge was to build a well-designed structure: one that’s both environmentally conscious as well as offering the right amenities for a balanced work environment—yet also effectively manage the project on a residential street within a tight infill space.

Unlike a typical commercial site, The Depot property did not provide the usual laydown or staging area for materials. Considerations were made for this constraint early on, and it was decided that the use of the ConXtech system for the building’s structural steel would make the most sense as a smart work-around. The offsite fabrication with ConXtech created a world of difference in the overall timing and schedule of The Depot.

“The install was very fast and accurate. We were able to erect the entire three-story building in about two weeks,” said KPRS Project Manager Zareh K, who led the project onsite. “All the materials were fabricated off site at ConXtech certified shops, which cut down on site labor costs as well as inspection times.”

For this smooth and quick install, the coordination needed beforehand was key, particularly during the preconstruction phase. Since the whole system is ready to go once it arrives at the site, with specific bolted connections already established with the ConXteam, only small portions can be modified.

“While there’s more flexibility with a traditional structural install, if you have the right coordination ahead of time then this is a fantastic system for a variety of projects, and especially met our needs for The Depot,” said Matt Muns, KPRS Vice President of Construction.

Not only did ConXtech provide the framework of the building, but once inside the exposed steel beams also deliver an artful centerpiece to the space, and the perfect backdrop for the intended creative office use.

On its three floors, The Depot provides 77,000 square feet of office space while situated over a parking garage podium with two subterranean parking levels. The 149,000 square foot site includes several common areas and over 17,000 square feet of landscaped exterior terraces offering extensive views.

The project was designed with sustainable materials and open, flexible space for the future tenant while ideally located between Culver City and Downtown LA. The Depot was recognized as the first-place winner by the Los Angeles Business Journal’s Commercial Real Estate Awards for the Office category in 2024.
